Our Rental House Tour

We purchased this cute little shotgun house about 8 months ago from a builder friend that had it as a rental for 9 years.

Initially, we purchased it for our 22 year old daughter to live in and we put about another $10,000 in it.

She lived here for 7 months until a job took her out of state.

So now what do we do?

We took to opportunity to fix it up even more though it had been gutted and redone 4 years prior. This is what I have been doing for the past three weeks!

Here is what we did to make it our own and ready for the next tenant.
We had our young and cute, handy dandy handyman come over and put in a cool light above the door in front and back. He also added deadbolts and door knocker/peep holes. I painted the door blue.
Mr. Young and cute also put in upper vents and new window surrounds along with a new window. He poured a cement sidewalk with the drain buried under for the down spouts. He cut down bad trees and put in a privacy fence.

Let's go inside and see what hubby and I did to the cute little two bedroom home...
The foyer area now has beadboard wallpaper and hooks for coats.
Mr. Young and cute gave me a beadboard box that fits the area perfect and the lid lifts for shoes storage.
The living room is large 19 x 12 and I had already put up the map mural that I won from a blog last year and my daughter wanted it here. I painted the walls Navajo White by Sherwin Williams and hubby and I put in laminate wood look floors. The carpet was dirty and this greatly improved the space. I painted all the trim since we took it up to lay the floor.
To the left of the living room is the master bedroom. I painted the walls a blue gray and just cleaned the carpet since it was in very good shape and not very old. It has a large walk in closet that spans the width of the room.
It also has a ceiling fan and one window. This home has central heat and air in it's 1,000 sq. ft space.
Straight up the two steps from the living room is the new kitchen. It has all the appliances including a microwave above the stove, a dishwasher and a frig with ice maker. The builder had put all this in recently.
There is also a small eat in space in the kitchen for a table and chairs. I painted this room and cleaned it well. We also added beadboard to the back of the wall above the stove.
Off to the left of the kitchen is the laundry area. We purchased the stackable washer/dryer and a cabinet to go beside it. I put the rod up to be able to hang clothes as soon as they are removed from the dryer. I painted the walls and hubby and I put up real beadboard here vs. the wallpaper beadboard that I did in the foyer area.

To the left of the laundry area is the only bathroom. I painted and freshen up this room. I actually found the shower curtain, rings and rug at a garage sale for $7 and got a new in the package shower liner for 25¢ at the next door garage sale!

I had to put my stamp on the house somewhere, so I took down the single towel bar, put up a long board with hooks made from old spoons (with the spoon bowls cut off) and bent the handles. I then painted stripes on the lower half of the wall with white like the board.

The back bedroom leads out to the back yard that we landscaped and I will show you that when the plants get bigger and there is something worth seeing.
I painted this room a fun light green and we put the same laminate floors in as the living room. It has a nice size closet, two windows and a ceiling fan.

We have found a cute couple to rent it and hope that they will love it as much as we loved putting in all this work. It really is a total package of a home to rent. All crisp and clean and comfortable.

The whole time we were working on this home, hubby would tell me to not get emotionally invested in it. Don't you know that I so wanted to decorate this home! But I knew I couldn't. I did in my head though!

Hope you enjoyed the tour.

  5. Terry, you and your husband and your Mr. Fix-it did a wonderful job with the house. It is so cute. I think I could live there....less to clean! ha. Hope you get just the perfect "neat-nik" renter. That seems to be key these days, doesn't it? You did a great job. Love all the beadboard. Thanks for sharing!
